Dear Realtor,
As we start a new year, Realtors face many new challenges in this ever-changing real estate market. One of these challenges is a Short Sale. As most of you know, short sales have many obstacles and difficulties to overcome in order to get them approved and closed. Because of these, most realtors choose not to get involved in a short sale transaction.
I would like to offer an alternative and better yet, a way to get you paid on a short sale without hardly any effort from you. All you need to do is to supply me with your client’s name, phone number, and brief description of the property. I will contact them, give them a thorough explanation of what a short sale is, and what exactly is involved with the process. I will also prequalify them to see if they qualify for a short sale. If the end result is me listing the property, I will pay you the following short sale referral rates:
1. 25% referral (of approved commission) for properties that are $149,999 or below.
2. 30% referral (of approved commission) for properties that are $150,000 or above.
**Please note that this referral will be paid only if and when the transaction successfully closes.
I want to assure you that I have all the appropriate systems and staff in place to get short sales approved and closed. My staff consists of two client care coordinators, closing coordinator, listing coordinator, legal team, and accountant. My staff and I will do the following for your client:
1. List and manage the property.
2. Present any and all offers to the seller.
3. Prepare the required documentation for submission to the sellers’ lender(s).
4. Coach the client in writing good hardship letters.
5. Coach the client in what to say with discussion between them and their lender(s).
6. Follow up with the lender(s) on a regular basis.
7. Negotiate the short sale items such as required cash at close (if applicable), or promissory notes (if applicable).
8. Get the short sale closed once approved.
I currently hold the following short sale certifications:
1. Short Sale and Foreclosure Resource specialist (SFR).
2. Certified Distressed Property Expert (CDPE).
3. Five Star Institute - Short Sale Certified.
4. Century 21 Corporate Short Sale Certified.
I have been actively involved in negotiating short sales for the past 6 years, and I have established working relationships with many of the negotiators for most of the major lenders in the nation. I have also closed over 300 short sales in the past 3 years alone.
